This is an English translation of the Dutch original. If the two versions differ, the version that is more favourable to you as a consumer applies.

WatKomtEr (the free radar and the paid Koopcheck) shows developments around a location based on public, official sources: official notices, zoning plans, changes to the environmental plan and planned roadworks. WatKomtEr is a tool to see what is going on, not a substitute for your own research.

  • Snapshot. Everything you see is a snapshot of the moment the data was retrieved. New publications appear every day.
  • Not complete. Not all plans are in the sources used; private initiatives, verbal agreements and plans in other systems are not visible. If a source is unavailable, we say so.
  • Compiled automatically. WatKomtEr collects, places and orders the data automatically. Despite checks, a development may be missing, shown in the wrong place or category, or wrongly merged with another. Before an important decision, always check the official source via the link with the development.
  • Fact, translation, assessment. What the source says is a fact. “In plain language” is our translation. “What does this mean for you?” and the impact score are assessments based on fixed rules. We always show that distinction.
  • Dutch sources. The sources are Dutch government publications. Official titles and quotes stay in Dutch; everything we write ourselves is available in English.
  • No advice. WatKomtEr does not give legal, structural or financial advice and does not relieve you of your duty to investigate when buying a home. If in doubt, consult the municipality, an estate agent, a notary or a lawyer.
  • Sources. The data comes from KOOP / Overheid.nl, Informatiehuis Ruimte, the Digital System for the Environment and Planning Act (DSO) and NDW; for each development we refer to the official publication. We are not responsible for errors in those sources.
